We identify a prospective purchase by determining if it will require a combined monthly property tax, insurance, and mortgage payment that will be 15% less than the fair rental market rate charged on comparable residential units in these areas. Harley Stanfield also offers to its retirement and trust fund clients a unique mortgage vehicle - The non-recourse loan. This mortgage allows a retirement or trust account to hold 100% of title and ownership to real estate despite the actual percentage of capital value it has participated in. In other words, a 35% down payment and contingency money from the fund enables the fund to take advantage of 100% of the property's appreciation without jeopardizing any of the fund's other assets, including cash, in the event of default. When you make the decision to invest with Harley Stanfield, we make arrangements to have the required equity participation funds ($50,000 minimum) deposited into an FDIC insured institution with instructions to release the necessary portion of these funds upon closing on the purchased investment property. This allows the client access to other investment vehicles and protects his/her excess capital before and during the lifetime of this investment. We have introduced a special P3 program for the city of Detroit which will deliver a fully "greenerized" 2-3 bedroom, 1-1/2 bath home at a maximum cash purchase price of $50,000 with an annual income of $7200 - $10,800.
