Who is Harley Stanfield Incorporated?

We are an Investment, Finance and Consulting firm focusing on "Green" Development Projects. We offer our IFM P3 Program to Identify, Finance and Manage "Green" investment properties for you and/or your portfolio.

Do you arrange financing for properties other than investment properties?

Yes, and we will go further than anyone else in order to prepare you for financing qualification and loan submission.

What is the role you play in P3 and other Business Development Projects?

We are business consultants (green and brown), project developers, and financing experts. We believe that "Every Large Corporation was a small business first and needed help and financing." We know how to help and where to find Financing! If your project is sound, well thought out, and can contribute to the overall welfare of People, Planet and Prosperity, then we may "Believe in YOU."

What are the fees that Harley Stanfield charges?

We charge $2,199 for our IFM P3 program . This sum includes an application fee of $1,499, which must accompany each application, and the remaining $700 is to be paid to Harley Stanfield upon closing. Fees for other services vary, but begin at $250 per hour. Submission of an application does not guarantee acceptance into a Harley Stanfield Program. In the event that your Harley Stanfield application is rejected, your fee will be returned in full.

What is the minimum amount I need to get started in your IFM P3 program?

You will need $50,000. Because of the current pullback in residential real estate markets in and around the cities in which Harley Stanfield invests, the minimum purchase could be around $200,000. You will need about 25% of that to cover down payment, rainy day and closing costs. In addition, the minimum amount needed for cash purchase qualifying for the Detroit IFM P3 program is $50,000.

What do you mean by IFM?

Harley Stanfield will Identify an investment property for you and/or your portfolio. Harley Stanfield will arrange to Finance that investment property for you and/or your portfolio. Harley Stanfield will Manage that investment property for you and/ or your portfolio. Thus IFM.

What do you mean by P3?

People, Planet, and Prosperity — which are inextricably interconnected. When you do the right thing, you create the wisest, most fruitful, more enduring, and most enriching investment. This caring action broadly and richly generates Prosperity which then creates dependable and durable wealth.

What do you mean by "Green," eco-friendly, or sustainable investment property?

This is still an emerging technology, but most "Green" buildings include energy efficient operations (cooling, heating, lighting), conservative use of low-embedded energy building materials, reduction of waste generated during the building process, conservation of water use, improved indoor air quality (healthy and non-toxic), better use of natural light, and more durable buildings. They cost a bit more, but they are worth considerably more.

You advertise 20% APR on your IFM P3 Program. How do you arrive at that figure?

Harley Stanfield projects a minimum 5% long-term annual appreciation rate (rate projection is based on a minimum holding period of 5 years) on our recommended properties. We take the projected percentage of appreciation and multiply it by the purchase price of the property to determine annual equity increase. For example, using a property valued at $200,000: $200,000 x .05 (5%) yields a projected annual appreciation of $10,000. We then calculate the annual appreciation on the property (APR) by dividing the appreciation sum ($10,000) by the amount invested. Therefore, $10,000 appreciation divided by the $50,000 investment (down payment, rainy day and closing costs) is $10,000 / $50,000 equals .20 or 20% APR.

How do I know my Investment is secure?

Your trust, retirement or individual account will be domiciled at a publicly traded trust company or bank where your account will be federally insured by the FDIC. In addition, you or your trust or retirement account will hold title to all property purchased and those properties will be fully insured against loss, including your death.

Are there additional fees once the property is bought?

Yes. Your individual, trust or retirement account will be charged $100 per month in property management fees or 10% of rent collected, whichever is greater. In addition, we will charge 50% of the first month's rent on a rental/lease agreement of one year or more.

Can you explain the differences of the IFM P3 Cash Purchase Program in Detroit?

Yes, because of the severe downturn in real estate prices in the city of Detroit we will be able to offer a 2-4 bedroom 1 1/2-2 bath full greenerized home, weatherized and restored to it's original operating condition for $40,000-50,000. This cash purchase allows bank financing circumvention and allows us (the buyer) to directly set current values in the areas in which we buy. Harley Stanfield will guarantee annual incomes on these properties at $7,200-$10,800.

How long will it take to execute the entire IFM P3 transaction?

You should close and have a signed rental agreement within 16 weeks of the date of your initial application. Harley Stanfield guarantees a renter for your property within 30 days of your closing or we make the initial mortgage payment.

Can I see a financial projections report showing my monthly cash flow before I buy?

Yes. Harley Stanfield will provide a monthly projections analysis showing mortgage, taxes, insurance, and property management fees against rental income before you buy. This projection will also show a 5, 10, and 20 year anticipated property value as well as annual and overall profit.

Do you charge fees to review a green commercial real estate or green development project?

Yes. Our application fee is $4500.00 and the minimum amount of financing under most circumstances is $1,000,000.00. Application submission does not guarantee acceptance. As is the case with all Harley Stanfield Applications if your application is rejected by us your fee will be returned in full.

Are there additional fees assessed beyond the initial commercial application fee on commercial real estate or green development projects?

Yes, there may be additional fees equivalent to .25% of the amount of funding required as well as a 2% fee when funding is completed.

Can I invest in other "Green" investment opportunities represented by Harley Stanfield?

Yes, but first you must qualify as "An investor in a green world." Talk to your Harley Stanfield Representative for more information.

Do I need to fill out an application to be considered for other Harley Stanfield "Green" Investments and is their a fee?
